Available for private sale is our 2014 Willerby Clearwater Lodge at Marlie Holiday Park in New Romney, Kent.
We’ve owned it from new and it’s still in excellent condition, and the site licence runs for another 25 years (until 2044). The park is open for 11.5 months a year and only shuts for 2 weeks in February, so is ideal for anyone who wants to spend lots of time on park. The lodge is sited on Warren Crescent which is a premium area of the park, with mains gas and a double parking space. The pool and clubhouse are less than 5 minutes walk away, but this area of the park is mainly owners and is the quietest part of the park.
The lodge itself is huge 40ft x 20ft and comes with a full wrap-around decking which gets the sun all day and isn't overlooked. It's fully double-glazed with central heating, with thick & insulated walls to keep out the worst weather. The main living area is open plan and is a huge space, being the full 20ft width of the lodge and containing the lounge, dining area and kitchen. There is a high ceiling, lots of windows and a light colour scheme, so it feels very spacious and roomy. The lounge area has a large L-shaped sofa & matching armchair, a professionally installed log-burner (which looks nice and reduces the fuel bills), a large TV unit, and a sliding door which opens onto the decking. The dining area features a table with 4 leather dining chairs, and is next to two large windows which gives you a view outside.
The highlight of the lodge is the huge kitchen, which is almost fully enclosed by work-tops and cupboards. You’ll never be short of space to prepare meals and store your pots and pans. There’s an integrated dishwasher, a full-sized fridge and freezer, a gas cooker with an extractor, and a microwave shelf. Being open-plan means you can still watch TV while cooking, and chat to people in the lounge area.
The lodge is a two bedroom model, so comes with very good sized rooms and loads of storage and wardrobe space. The master bedroom has a king-size bed, a walk-in wardrobe, its own en-suite shower room, and a wall-mounted TV. There's also a loft hatch for extra storage. The second bedroom has two wide single beds, and its own walk-in wardrobe. The family washroom comes with a full size bath (with overhead shower), a toilet, and a sink.
We paid £12,0000 for the decking which wraps around two sides of the lodge and is fully skirted with access panels, 2 gates and lights.
This lodge is being sold with all the furniture and 2 metal Asgard sheds worth £500 each, and also includes site fees & rates for the remainder of 2019, the park's private-sale charge, and new gas & electric safety checks. All you’ll need to arrange is insurance. It would be available to move in at short-notice, and viewings are available 7 days a week and evenings.
