We are selling our Willerby Etchingham (2020) static caravan, which is located at Golden Sands Holiday Park in Dawlish Warren, Devon. The park is operated by Park Holidays. This wonderful holiday home is located in a quiet and sheltered area of the park with a view towards the Exe Estuary and nearby countryside park. It is a 6-berth caravan which features 2 bedrooms, double glazing, central heating, and a bathroom with a large shower. It comes with dedicated use of a newly tarmacked parking space next to the caravan.

The reduced selling price of the caravan is £42,500 which includes the Park Operator’s 15% commission and VAT. The caravan is in excellent condition with negligible wear and tear. It holds valid gas safety and electrical certificates, the former dated 29.1.2024. The buyer will need to arrange to pay the balance of pitch fees for the remainder of the year as determined by the Park Operator. Golden Sands Holiday Park is open for 11.5-months of the year, only closing for 2 weeks each February.

This comfortable and airy caravan comes with a very modern-fitted kitchen combined with a spacious living room area. It has an integrated oven, grill and cooker which are perfect for family meals. It has a full-size fridge freezer, extractor fan, plenty of cupboards, microwave shelf, dining table and corner sofa seats with storage room beneath plus two more seat units. The living area comes with a very comfortable L-shaped sofa which converts to a double sofa bed as well having ample storage room beneath the sofa. There is a lovely electric fireplace with a log effect, backlights and remote control to operate it which is perfect for cold days and evenings. You will also find a matching TV-unit. The caravan comes with a fire extinguisher and two carbon monoxide alarms. The boiler is situated within a large cupboard next to the main door. In the hallway there is a very useful panel of coat hooks.

The roomy master bedroom contains a king-sized bed, a fitted wardrobe, two bedside shelves, a long shelf above the bed, and a large desk/shelf with a mirror in the corner. The second bedroom has two single beds with a smaller wardrobe and useful mirror, a bedside shelf between the beds, and a longer shelf above the beds. There is substantial storage space under all the beds. The spacious bathroom hosts a shower, a vanity unit comprising a wash hand basin, open cupboard and mirror above. The toilet is accompanied by an additional shelf and two towel holders.

The caravan and parking space are well-lit by an adjacent park light, and there is potential for outside decking to be added by the buyer. The caravan is also ideal for letting. The licence we currently have expires on 31.01.2041. WIFI is provided by Vfast (with the installation cost included in the park pitch fees), and it is very reliable and fast.

Golden Sands Holiday Park is in a very lovely location and is only a 15-minute walk from the beautiful Dawlish Warren Beach, and a short walk from the Dawlish Warren Nature Reserve and the ‘Spit’. There is a large Sainsbury’s supermarket, other shops, and takeaways/restaurants nearby. The site is in a fantastic location for all family members to enjoy, and the park has many facilities and entertainment for all. The park has an indoor and outdoor heated pool, a clubhouse with nightly entertainment, a restaurant, an amusements arcade, playground, a shop and it is also pet-friendly. Golden Sands Holiday Park is close to the M5, and a 30-minute journey from Torquay. The caravan is only a 10-minute walk away from Dawlish Warren train station, and a regular bus service close by – with services to Dawlish, Teignmouth and Exeter.
