The caravan is a top-spec Swift Bordeaux 2015 which is a 3-bedroom / 8-berth model. It comes with full double glazing & central heating, a fully fitted kitchen, and a very handy rear storage compartment which is handy for bikes, BBQs, etc. It's in great condition and is only 3 years old. Haven have no age policy on site for the caravans, so you'll get many more years use from the caravan.
The caravan is a very large 40` x 12` and is sited on the Thameside area of the park, which is near the yacht club and only a minute away from the seafront. The park’s golf course is only 5 minutes walk away and the shop, pool and show-bar are about ten minutes away. Parking is directly outside and it's not a noisy location, with most of the nearby caravans being privately owned. The rear-storage compartment is like an extension to the caravan, being the full-width and height of the caravan and 2 ft deep, so big enough for all your bits.
The caravan has an open-plan layout with a large lounge & kitchen/dining area. There are high ceilings and lots of windows so it feels light and airy. The lounge has two large sofas (one with a pull-out sofa-bed), a feature-electric fireplace, a large TV shelf with storage cupboards, and a coffee table with 2 stowaway stools. The kitchen is a very good size and comes with a full-size integrated fridge-freezer, a built-in microwave, a gas cooker & hob (with extractor), and a free-standing table with 4 chairs. There are lots of storage cupboards and plenty of work-space. Being open-plan means you aren't away from the family if you're preparing a meal.
The caravan has three bedrooms, one of which is a large double bedroom, and two twin-singles. The master bedroom is the full width of the caravan and has lots of floor-space and storage, and comes with an en-suite toilet. There's a large double-wardrobe with drawers, a large dressing table, bedside cabinets, and overhead lockers. It also comes with an Ottoman style flip-up storage bed. The two twin rooms come with 2 single beds and their own wardrobes and overhead storage lockers. Finally, there's a family wash-room with a double-shower, toilet and sink.
The caravan is in excellent used condition and the owners have taken great care of it. They originally paid £45,000 for it new and are looking to sell it for £25,000. The price includes the site fees & rates for the remainder of 2019, and the park's private-sale fee. The buyer will also need to make arrangements with the park to pay the 2020 site fees, which are about £4500 and can be paid via instalments.
Allhallows is a great holiday park, looking over the River Thames estuary towards Southend. It is just 1/2 hour away from the M25, but feels like a real countryside location. The park has a 9.5 month season (including being open for Christmas and New Year), and is a mostly owners site (90% of caravans are privately owned). There is a real community feel amongst the owners.
The park facilities include a 9-hole golf-course, a fishing lake, heated indoor and outdoor pools, nightly entertainment, a newly refurbished clubhouse, arcades, sports court, 24hr security, and a great grounds team that keeps the park tidy. All of these activities are free for owners to use, and there is also an active owners team who organise events. Allhallows has no caravan age policy, and the caravan is in great condition so will make its new owners happy for many years.
